Vincent Signorello founded Scout Capital Partners in 2017 as serves as its Managing Partner. He oversees all activities of the firm including overall strategic direction, capital formation, investment sourcing / evaluation, and asset management.
Since the formation of Scout Capital Partners, Vincent has led the planning, capitalization and execution of numerous joint venture investments including the ~$300M Ludlam Trail multi-family development project, as well as two separate investment ventures focused on the cold storage industry that in 2020 made gross capital commitments totaling more than $350M in six separate projects nationally.
Prior to founding Scout Capital Partners, Vincent was the President and Chief Executive Officer of Florida East Coast Industries, Inc. (‘FECI’). FECI was Florida’s oldest and largest commercial real estate and infrastructure company and was wholly owned by Fortress Investment Group (“Fortress”). As of the acquisition in 2007, Fortress’ multi-billion equity investment in FECI represented its largest-ever private equity capital commitment. Mr. Signorello joined FECI from Fortress where he was hired in 2008 and was responsible for Fortress’ investment in the company. During his tenure with FECI, Vincent led the strategic rationalization of FECI’s assets into distinct business units, inclusive of: Flagler Global Logistics, the largest industrial developer in Florida and an integrated logistics company focused on the transportation, treatment and handling of perishable products; Brightline, the United States’ only private investor in intercity passenger rail and transit-oriented real estate-development; Parallel Infrastructure, a national leader in third-party right-of-way and telecom investments; and Flagler, a full-service real estate management company. Over the course of his 9-years at FECI, Vincent led the raising and commitment of almost $5.0B of capital to the industrial and infrastructure sectors.
In 2016, Vincent received the EY Entrepreneur of The Year® Award in the Florida Region. From 2000-2008, Vincent served in executive roles at Barclays Capital’s global commercial real estate group and Lehman Brothers’ real estate investment banking and finance units. While at Lehman Brothers and Barclays Capital, Vincent was directly involved in over $6.7 billion of M&A advisory, equity and debt capital raises for both public and private institutions.
Prior to his investment banking and private equity career, Vincent served four years as an active-duty officer in the United States Army where he led reconnaissance and infantry units.
Vincent supports numerous non-profit organizations involving education and veteran assistance, and chairs the Board of Trustees at a prominent South Florida independent school.
Vincent earned an M.B.A. with a concentration in Corporate Finance from Boston University. As an undergraduate he earned a B.S. from the Carroll School of Management at Boston College.
Dan Marcus joined Scout Capital Partners in 2017 as an Executive Vice President and Partner. He oversees the capital deployment associated with all development and leasing activities of the firm and is integrally involved in all investments and the crafting of the firm’s overall strategic direction.
Dan brings more than three decades of international real estate development and investment experience to his role at Scout Capital Partners. Prior to joining Scout, Dan served as Executive Vice President of Flagler Global Logistics, the largest industrial developer in Florida and a subsidiary of Florida East Coast Industries. At Flagler, Dan led a 25-person team in master planning, permitting, constructing, leasing and managing approximately twenty million square feet of Class-A cold and dry storage warehouses in large-scale business parks.
Prior to joining Flagler, Dan served as London & Regional Panama’s Director of Development, where he was responsible for creating and implementing the business plan for the redevelopment of the former Howard U.S. Air Force base into the 3,450-acre, master-planned community of Panama Pacifico. The project consisted of more than 11 million square feet of new commercial space, including an office campus, logistics park, retail centers, and 20,000 new homes and apartments.
Dan also served as a Senior Vice President at ProLogis where he opened the company’s India office. Prior to ProLogis’ acquisition of Catellus Development Corporation, Dan led Catellus’ Northwest Region where he was responsible for $1.2 billion of developable properties in Northern California, Oregon and Washington. Dan also served as Catellus’ Midwest Region leader where he oversaw the planning, development and leasing of four large, master-planned business parks totaling over 2,000 acres.
Dan volunteers at various food banks and organizations that support homeless families and youth.
Dan earned an MBA in Public and Private Management from the Yale University School of Management and a Bachelor of Arts degree in Economics from the University of California at Berkeley.
Margarita (Margie) Martinez Miguez joined Scout Capital in 2021 as an Executive Vice President and General Counsel. She oversees all legal affairs for Scout Capital Partners including the structuring of all contracts related to investments, development/construction, and leasing as well as all legal matters related to capital formation and governance.
Ms. Miguez was formally Executive Vice President and General Counsel for Flagler Global Logistics (FGL), the industrial development subsidiary of Florida East Coast Industries (FECI). In that capacity, she oversaw all legal affairs of FGL with a scope of responsibility materially similar to her role at Scout Capital Partners. Prior to her role at FGL, Ms. Miguez served as Vice President and Assistant General Counsel of FECI. Her involvement spanned across FECI and its subsidiary real estate, transportation, logistics and infrastructure businesses where she led a wide variety of legal matters including development and entitlement, financing, permitting and partnership issues related to project development.
Ms. Miguez worked with the FECI family of companies since 1993 as a third-party when she was a partner at the law firm Steel Hector & Davis LLP, which merged into Squire Sanders & Dempsey LLP, now known as Squire Patton Boggs LLP. During her tenure at the firm, Ms. Miguez worked on a diverse range of construction projects from billion-dollar production facilities to world-class travel destinations, many of which involved multi-national parties. Those included high-end boutique hotels in California, gaming and hotel facilities in the Caribbean and port projects from Mexico to Turks and Caicos. In addition, she has helped to structure and develop public-private projects, such as performance centers and baseball stadiums.
She earned her Juris Doctorate, cum laude, from Harvard University and a Bachelor of Science, cum laude, from the University of Miami.
Michael Bradish joined Scout Capital Partners in 2020 as an Executive Vice President and Partner. He oversees all corporate financial planning and analysis, property-level cash flow analysis, debt capital markets activities, treasury, accounting / tax and other related financial matters.
Prior to joining Scout, Mr. Bradish served as a senior executive for a family office investment and development company, overseeing the capitalization of $500M+ of mixed-use development projects including deal assessment and structuring of new investment opportunities. Previously, Mr. Bradish served as the Chief Financial Officer for Florida East Coast Industries, Inc (FECI). In that capacity, Mike oversaw FECI’s recapitalization following the global financial crisis of 2007-2008, including a complete retooling of FECI’s financial systems to prepare the company for a multi-billion investment program in the industrial warehousing and infrastructure sectors.
Additionally, Mr. Bradish held senior executive positions with several notable real estate investment and development companies located throughout California including ProLogis (formerly Catellus Development) and CB Richard Ellis. Mr. Bradish has also served as an independent consultant to various institutional and family office investors.
Mike earned Bachelor of Science in Commerce from Santa Clara University’s School of Finance.
Bruce Snyder joined Scout Capital Partners in 2021 as an Executive Vice President and Partner. He oversees Scout’s investment committee process including all market intelligence activities, investment structuring and underwriting. Additionally, Bruce works with Vincent Signorello in all equity capital markets and investor relations matters.
Mr. Snyder was formerly Chief Financial Officer for Unico Properties, a fully integrated private real estate firm offering investment, development, management, and sustainability services in high-growth markets across the United States. He was a member of the Executive Committee and Investment Committee responsible for all financial, risk, and compliance activities and development of strategic initiatives for a company with $5.5 billion of assets under management.
Previously, Mr. Snyder served as the Chief Financial Officer for Florida East Coast Industries (FECI) where he was responsible for the financial leadership of FECI’s $3B+ portfolio of companies and oversaw the capitalization of FECI’s significant infrastructure and commercial real estate investments.
Additionally, Mr. Snyder has extensive experience overseeing finance and investment organizations for other high-growth companies. He formerly served as Senior Vice President of Finance and Accounting for New York-based real estate and development firm Related Companies. He also held leadership positions with global mining leader Rio Tinto including as Chief Financial Officer of publicly traded Rio Tinto Palabora Mining Company and Chief Financial Officer of Rio Tinto Minerals, overseeing strategic planning, finance, accounting and compliance and business planning for the global minerals mining and production company. His career also included executive positions with the St. Joe Company, CarrAmerica Realty, and Charles E. Smith Cos.
Bruce earned an M.B.A. and B.B.A., Accounting from George Washington University.
Jeanne joined Scout Capital Partners in 2021 as Senior Vice President of Asset Management. She oversees all aspects of national asset management, inclusive of portfolio strategic planning, market surveillance, oversight of all third-party property management, and business plan implementation including capital improvement planning and budgeting. In addition, she assists in acquisition due diligence, and facilitates the onboarding of assets and operations teams into the Scout portfolio.
Jeanne has over 30 years of experience in asset management, operations, accounting, construction, capital planning, tenant relations, reporting and financial analysis within the industrial, office, mixed-use and residential sectors. She has coordinated management services for both owners and third parties.
Prior to joining Scout, Jeanne most recently served as Senior Vice President – Property Operations at Florida East Coast Industries (FECI). A successful 20-year career at FECI included the oversight of over 30M SF of commercial properties where she recruited and crafted FECI’s entire asset management team.
Prior to FECI, Jeanne worked for The St. Joe Company, Regency Centers and Barnett Bank. In each role, Jeanne was responsible for various asset services including construction management, lease administration, budgeting, financial analysis and facility management.
Jeanne earned a Bachelor of Business Administration Degree in Corporate Finance from the University of North Florida, Jacksonville, FL.
Dan joined Scout Capital Partners in 2021 as a Vice President of Construction. In this capacity he manages the design and construction of cold storage, industrial and office projects on a national basis. Dan is responsible for the growth of Scout’s construction operations and relationships with Scout’s third-party vendors. Additionally, Dan provides construction project leadership and management including team selection, planning, programming, preconstruction, cost and schedule management, building and tenant improvement construction, commissioning and close-out activities.
Dan brings 30 years of ground-up general construction and development experience to Scout Capital, including direct responsibility for leading refrigerated, food-grade processing and storage facilities, general industrial, commercial office, retail, and mixed-use buildings totaling $1.0B+ and comprising more than 50M SF.
Prior to joining Scout Capital, Dan served as Vice President/Project Executive at Epstein Global, a market leader in full service Architectural, MEP, and design build construction. While at Epstein Global, Dan managed the design-build process for Epstein projects on a national basis which included significant food processing facilities. Dan fueled the growth of the Epstein’s design build services by enhancing the overall project management of Epstein staff through mentorship programs and project management systems training.
Prior to Epstein Global, Dan worked as a Vice President and Project Executive at The Alter Group, Catellus Development, and Turner Construction. In these roles Dan managed the design and construction of millions of square feet of Class-A warehouses, including cold storage and related office tenant improvements, corporate headquarters for national clients, and various office buildings and mixed-use retail developments.
Dan earned a Bachelor of Science Degree in Building Construction Management from Purdue University, West Lafayette, Indiana.
Tom joined Scout Capital Partners in 2021 as a Vice President of Construction. In this capacity he manages the design and construction of cold storage, office, and other site improvements, as well as acquisition due diligence on a national basis. His responsibilities includes oversight for all phases of project construction planning and execution including programming, due diligence, preconstruction, contractor selection, construction, commissioning, and close-out activities.
Tom has over 25 years of experience managing ground-up, build-to-suit, re-development, and tenant improvement projects within the industrial and commercial sectors with projects comprising 10M SF of pharmaceutical and cold storage, food grade tenant improvements, call centers and office spaces.
Prior to joining Scout Capital, Tom served as Senior Vice President/Market Lead for Jones Lang LaSalle, a global market leader in third-party real estate services. In this role, he managed the Northeast Industrial Project & Development Services division, responsible for the buildout and management of JLL’s industrial practice. Tom also previously served as the National Director of Projects for Express Scripts, a market leader in the Pharmacy Benefit Management sector. In this role he managed project services for the design and construction of the company’s fulfillment and distribution centers, call centers, data centers, and corporate offices.
Tom earned a bachelor’s degree in Architecture from Pratt Institute, Brooklyn, and is currently a licensed Architect in the State of New Jersey.
